Sixty-two homes,
nine projects.
Purpose-built rental across Edmonton's established neighbourhoods: twenty-two homes built and leased, twenty-four under development, and sixteen designed, permitted and sold before construction. Each project planned to hold as many homes as the land allows, and built to keep them full.

The Nest
A 4-plex with four legal suites, eight homes in total, in High Park. Designed to maximize density within the RS zoning envelope, built to attract quality tenants, and fully leased on completion.

Trilogy Complex
A 3-plex with three legal suites, six homes in total, ten minutes from downtown Edmonton and close to the future LRT station. One and two bedroom layouts with nine foot ceilings, quartz counters, air conditioning and a single detached garage for each home.

Timber Towns
Eight purpose-built rental homes in a row, each with its own front door to the street. Built for long-term tenants who want the feel of a house without the price of one.

The Tijani
Affordable luxury in Idylwylde: three three-bedroom homes and three two-bedroom legal suites, finished to a standard families rarely find in a rental. Six homes in total, currently under development.

Biscayne
Six homes in Grovenor, ten minutes from downtown. A family-friendly inner-city community with a school and an active community league, the shops and restaurants along Stony Plain Road a few blocks away, and McKinnon Ravine at the end of the street. Currently under development.

The Tijani II
A second Tijani in Idylwylde, on the same plan: three three-bedroom homes and three two-bedroom legal suites, finished to a standard families rarely find in a rental. Six homes in total, currently under development.

Avalaya
A cluster housing project in Calder: two triplexes on one site, six four-bedroom homes in total. Room for a whole family in a rental, which is close to unheard of in Edmonton. Currently under development.

The One
FCX acquired the Glenora site, rezoned it, designed the building and carried it through to approved permits, then sold it shovel-ready rather than building it out. Rezoning and entitlement is the slowest, least certain part of this business, and the point where most infill projects stall — it is also the part we do on every project.

The Kennedy
A second entitled site: FCX took the Prince Charles property through design and permitting, then sold it shovel-ready. The approvals, not the sticks and bricks, are where an infill project is won or lost.
